Terms & Conditions
Please take the time to read these booking terms and conditions carefully. By making a booking at Ailsa Cottage you must agree to accept these terms and conditions.
1. Owners details

2. Law and jurisdiction
Scottish Law will apply to our agreement and to any dispute or claim which arises between us out of it. Any such dispute claim must be dealt with under the jurisdiction of the Scottish Courts.
3. Authority, booking and payments
To make a booking you must be over 18 years of age and be a member of the party planning to occupy the property. You agree to take responsibility and will be liable for the entire party occupying the cottage during the period of the let and have the authority to accept these terms and conditions on behalf of all members of the party.
The information you provide should be true, accurate, current and complete. If any details change, please let us know promptly.
For bookings made more than 6 weeks ahead of a planned stay, a 25% deposit is required at the time of booking. For bookings made less than 6 weeks in advance of a stay, the full amount is payable at the time of booking.
Once we have received the required payment we will email to confirm the dates of the booking and, if any further payments are due, when they should be paid.
For bookings where a 25% deposit has been taken, the remaining balance is required 6 weeks prior to your arrival date at the cottage. If the balance remains unpaid 5 weeks prior to your arrival, then we reserve the right to treat the booking as cancelled by you and the cancellation policy detailed below will apply.
The booking is not transferable.
You will be liable for any charges imposed on us relating to dishonoured payments and these will be passed to you for payment within 7 days of us notifying you.
4. Prices
Our quoted prices include: property rental, bed linen, one set of towels per guests, water, electricity, internet and cleaning on departure. Please note that beach towels and cot bedding are not provided.
If you are staying for more than one-week, bed linen and towels can be changed weekly. If a change of bed linen is requested, the linen will be provided for you to undertake the change unless you request a full clean, which can take place on the Saturday.
We reserve the right to charge you for excessive power usage.
5. Cancellation by you
If you need to cancel your booking you must inform us in writing, emailing it to: info@ailsacottage.co.uk
Cancellation of the booking will be effective from the date of receipt by us of the written cancellation notice.
The deposit is non-refundable unless we are able to re-let the cottage. If you cancel within six weeks of your booking, then you will remain liable for the full cost of the booking unless we can re-let the cottage. If we can re-let the cottage you will be refunded the monies paid less any reasonable demonstratable costs we incur from the cancellation of the booking, including, but not limited to, online payment transaction costs and social media marketing.
We strongly recommend that you take out appropriate travel insurance to cover you for your stay, including cover for ferry disruption.
6. Cancellation by us
In the unlikely event that the property becomes unavailable or unusable due to circumstances beyond our control and we have to cancel your booking, we will advise you at the earliest possible date and we will refund you all money you have paid. No compensation shall be paid, although we will, where possible, assist you in finding alternative accommodation.
We reserve the right to terminate your booking at anytime if you have been dishonest about the composition of your party, the property is being used for purposes other than a holiday rental or if the actions of you or your party are detrimental to the property or cause nuisance to others through unacceptable behaviour. In these instances, no refund or compensation will be given.
7. Checking-in and Checking out
Check-in time for the property is from 4pm. Please do not arrive early as the cottage may still be being prepared for your arrival.
Ailsa Cottage has a keylock and details to access the keys will be provided by email in advance of your check-in date.
Time should be taken on arrival at the cottage to familiarise yourself with the layout of the cottage and the safety equipment and instructions as to what to do in the event of a fire.
The check-out time on the day of departure is 10am. Keys for the property should be returned to the keylock to prevent access issues for our next guests.
Late vacation of the property will hinder our ability to clean, undertake repairs and prepare the cottage for our next guests and may incur a reasonable charge to cover any costs incurred as a result of the late vacation.
8. Damage and/or loss
Please apply normal security precautions for the prevention of theft or burglary, including locking of all doors and securing of all windows when the property is unoccupied.
You should make every effort to look after the property and keep the property and its contents in the same condition as when you arrive. We understand that accidents can happen that result in damage and breakages, these should be reported to us as soon as possible.
We reserve the right to charge you for the full cost of repair or replacement where damage or loss to the property or its contents is caused by deliberate, reckless or negligent acts by any member of the party.
9. Cleaning
The cottage will have been cleaned in advance of your arrival. Please keep the property in a clean and tidy condition and leave it, at the end of your stay, in a similar condition as you found it.
If the cottage is left in a dirty condition, we reserve the right to make a reasonable additional charge where extra cleaning work is required.
10. Behaviour
You and all members of your party must behave in a reasonable and law-abiding manner and ensure that the property is not used for any illegal purpose.
We ask that you are respectful of our neighbours and that you do not cause any nuisance by noise or other means to any neighbours or occupants of adjoining properties.
Please ensure that you adequately supervise children and pets at all times and do not allow them to stray onto neighbouring gardens and spaces.
Fireworks, Chinese lanterns and bonfires are not permitted within the grounds of the Ailsa Cottage.
11. Smoking
Smoking (and associated e-cigarette smoking) is not permitted in Ailsa Cottage. Guests may smoke in the garden, away from window and door openings and care should be taken to ensure cigarettes are properly extinguished and disposed of safely.
12. Internet access
We provide free access to the cottage Wi-Fi. The connection speed and availability are outside of our control and may not be available 24 hours a day. The Wi-Fi is provided for pleasure not for business purposes and should be used responsibly and legally.
13. Young children
We welcome children to Ailsa Cottage. Children must be properly supervised at all times during their stay. A travel cot, highchair, cups/bowls/plates and cutlery and a range of toys and books are available on request. No charge is made for these items and they are provided in ‘used’ condition. You should verify the suitability of all children’s equipment and toys etc. prior to use.
14. Dogs
We welcome up to a maximum of 2 well behaved dogs at Ailsa Cottage. Details of dogs must be provided at the time of booking. All dogs must be house trained, and the number and breed/type must correspond to those agreed at the time of booking.
Dogs must be kept under control at all times and are not permitted on the furniture and under no circumstance must they be left unattended within the property.
An additional cleaning charge of £20 will be required at the time of booking.
15. Electric car charging
Ailsa Cottage’s electricity supply is not suitable for use with personal electric car charging cables and the trailing of cables is likely to pose a danger to other users of the shared parking area. For these reasons the charging of electric cars is not permitted on site. Details of a website to check the location of charging points is included in the Welcome Pack.
16. Right of entry
We retain the right to enter Ailsa Cottage at any reasonable time to inspect the property and to effect urgent essential repairs to the cottage or its fixtures and fittings and this right extends to any tradesperson or maintenance worker appointed by us.
We will endeavour, so far as practicable in the circumstances, to make the best possible arrangements for the continued comfort of you and your party and to keep you informed about the progress of the work.
17. Liability
We do not accept liability for any damage, loss or injury to you or anyone in your party, unless proven to have been caused our negligence.
Use of the car parking facilities is at your own risk and we do not accept any responsibility for vehicles or their contents
18. Complaints
We hope that you never have cause to complain. However, we do recognise that from time-to-time things can go wrong. If you identify a problem or issue, please do let us know as soon as possible and we will do what we can to rectify the situation. If problems/issues aren’t brought to our attention and we have not had an opportunity to rectify a situation, claims may be rejected.

All complaints must be sent as soon as reasonably possible. Failure to do so will affect our ability investigate and will affect any claim.
